Remodeling allowances: compare what a fixed price really includes

A remodeling allowance is an amount set aside for a selection or scope item that isn't fully settled. Before comparing bids, ask what each allowance covers and how the final charge will be calculated. A fixed contract total can still change when its underlying selections or assumptions change.

Find the unsettled decisions

Look for words such as allowance, provisional, owner selection, excluded or to be determined. Ask whether each entry includes materials, labor, tax, delivery and disposal. An allowance for a vanity may cover the cabinet alone while another quote includes installation and the top.

Don't assume the largest allowance is the best value. It may simply include more work.

This worksheet is a comparison aid, not a substitute for the contract. Ask the contractor to resolve unclear entries in the written scope.

Test one selection before signing

Use a real product you would be willing to buy and ask how it fits the allowance. If it exceeds the allowance, request an explanation of the difference and related labor changes. A heavier or differently sized product can affect more than its purchase price.

Also ask how a lower-cost selection is credited. Both directions should be clear. Confirm who approves changes before ordering and what happens if the selected item is unavailable.

Keep changes visible during the project

Maintain a running list of agreed selections, allowance adjustments and schedule effects. A verbal choice at a store shouldn't silently become a surprise invoice. Ask for the selection and its price effect to be reflected in the project's written record before the order is placed.
