Separate quoted and unquoted work

A total is only useful if you know what sits inside it. Use written amounts for each scope and mark allowances separately in your notes. An empty category is not the same as work included for free. Keep design, preparation, trades, finishes, disposal and authority fees visible when they apply to the project.

Treat contingency as a decision

A percentage cannot predict concealed conditions. Choose a reserve based on your own situation and discuss uncertain work with the contractor. Ask whether an allowance, exclusion or unit price could change the amount. Keep the reserve separate from scope additions you already intend to buy.

What the output means

Adds the user-entered categories and calculates the user-selected reserve; zero means not entered, not a free service.

Your next steps

  • Use amounts from comparable scopes.
  • Record allowances separately.
  • Keep uncertain work visible.
  • Choose rather than assume a reserve.
